Company Overview

We strive to be the best in the service we provide, whether it be management of an Association or management of Residential property.

We pride ourselves on offering 7 days a week 24 hours a day communication with a member of our experienced, professional team. We use no outside answering services or voice mail systems when answering our calls. All calls are important and are directed to the person best suited to take care of your needs.

Administration

Our offices are staffed Monday thru Friday 8:00 am until 5:00 pm for your convenience. Our professionally trained staff is available to assist you with any questions or concerns you may have regarding the property you own or the property in which you reside.

We also employ a bilingual, Spanish speaking staff member to facilitate any bilingual owner or resident.

 
HOMEOWNER ASSOCIATION SERVICES

Our approach to managing HOA’s is two fold. First we are proud of the personal touch we bring to the Associations we manage. We encourage homeowners to communicate with us so we can facilitate the needs of each and every homeowner.

Second, we are proactive in making sure all concerns of each community are taken care of in a timely, efficiently and professional manner. Our focus is to make sure the HOA’s we manage are financially solvent and prepared to meet any obligation that may come their way.

ON SITE VISITS

Our HOA managers conduct on site visits to the communities we manage as needed. Your Association may need a walk through on a weekly, bi-weekly or monthly basis or we may have the need to meet vendors at your property to inspect work being done, whatever the reason our managers make themselves available to get the job done.

 
HOMEOWNER ASSOCIATION FINANCES

The finances for our Associations are done by a professional CPA firm specializing in HOA’s. Strict guidelines are followed in managing the financial responsibilities of Associations. Reports such as bank accounts, taxes and budgets are presented to Board members and Homeowners in a timely and precise manner.

PROPERTY MANAGEMENT RESPONSIBILITIES

Our responsibilities are, but are not limited to: Maintenance, Finances and Administration. We supervise all Association vendors and contractors, schedule all Association maintenance, collect all dues and special assessments, take care of all bank accounts, taxes and budgets and enforce all policies and facilitate all paperwork set forth by the Board of Directors.

 
RESIDENTIAL PROPERTY MANAGEMENT

Our management skills we bring to our residential property management division is a cut above most management companies. We have been managing residential properties for over 25 years. We are experienced professionals who know how to market rental property and how rental property should be maintained. We offer in house maintenance and work with a wide variety of vendors and contractors to get any job done big or small.

When our in house maintenance employees enter a property for any repair, they are instructed to do a mini walk-thru to make sure the property is being well maintained by each and every tenant.

We offer hands on personal service to our client’s, owners and tenants alike. Our office is open Monday thru Friday 8:00 am thru 5:00 pm and we encourage our client’s to visit our office anytime. Our phones are answered 24 hours a day 7 days a week by a trained staff member. We do not use answering services or outside voice mail services to manage our phone calls.

The properties we manage are important to us. We take a pro-active approach to maintenance issues to keep up the integrity of the buildings and to insure maximum return for rent.

RESIDENTIAL RENTAL FINANCES

Each property managed has a sole and separate trust bank account. There is no co-mingling of owner’s funds. These accounts are owned by the property management company. Each month the rents are deposited into their respective accounts, invoices are paid (if instructed by owner) management fees are deducted, a check is cut to each owner, monthly statements are generated and sent to each owner. The accounting is done by a trained staff member and a computer generated accounting software is used. All rents are computed, complied and mailed, faxed or emailed by the 10th of each month.
